Some minor “do’s and don’ts” for filling out the paperwork!


DO complete all the address, phone numbers and any and all questions on the application. This is especially important for a landlord’s current contact information as well as employer’s contact information.


Do sign page 2 of the “Autumn Oaks Rental Requirements” and return to us.

Don’t fill out the reference portion of your current housing verification. Just print your name and address on the top, provide your landlords name, community name and contact number. The signed verification form needs to be turned into us and we will send it out for verification from our office.

Don’t fill out the employment portion of your current employment verification. Just print your name on the top, provide your Supervisor’s name or Human Resources Representative’s name and contact number.
Again, your Supervisor/HR Department will provide and fill out all the references and dates. The signed verification form needs to be turned into us and we will send it out for verification from our office.

Do write two (2) personal checks or money orders or cashier’s checks. One check for the application fees and one check for ½ the deposit of $250.00. The balance of your deposit will not be due until move in.

Do start getting excited as this will be the start of having you as our new neighbor! Your approval will normally go very quickly, for the most part it depends on how quickly your landlord and/or employer returns the forms to us.

Age Requirements

Persons choosing to enter into the lease agreement must be a minimum (21) years of age. All persons at least (21) years of age must qualify for an apartment on their own criteria, unless they are married to, or a legal dependent of, another applicant who is at least (21) years of age, in which they will be residing in the apartment. If applicants are married and one is under (21) years of age, a marriage license will be required for verification. All occupants (21) and over are required to complete and pass our application and background criteria.

Lease Term

Flexible lease terms may be offered, depending on availability. Current rental rates and concessions are subject to change at any time.

Occupancy

Notice to Vacate

Residents vacating their apartment on or after their lease ending date must give a (60) day written notice to vacate. Once a resident gives their notice indicating they are moving out on their lease expiration date, that apartment is available to offer out to new prospects. The availability of apartment(s) can change frequently depending on when we receive notices to vacate.

Application Process

We consistently evaluate every apartment application in the same manner. In order to apply for an apartment, a rental application, a non-refundable $65.00 application fee per adult and the required security deposit must be received. You have 3 days from the date the deposit was put down to cancel the application and receive the deposit back in full. Any time after 3 days, the security deposit is non-refundable. To qualify for an apartment at Autumn Oaks the following criteria is taken into consideration.

*Income: Gross monthly income must be at least three times the monthly rent.

We will accept as income verification:
1) A faxed/emailed employment verification form (see attached)
2) Employment offer letter with acceptance
3) SSI or Disability award letter
4) Previous 2 year’s tax returns (if retired or self-employed)
5) Four most recent pay stubs (if not verifiable by fax or email)

A guarantor can be authorized only if the original applicant’s income does not qualify. The guarantor must pass the same screening process as the applicant, except that we will deduct the guarantor’s own housing costs before applying his or her income to our income requirements for the original applicant.

  • Rental History: Current and previous landlord(s) will be contacted to verify tenancy, timeliness of rental payments, and other tenancy related issues. The verification must also confirm that the applicant is a leaseholder. We require a minimum of a one (2) year of rental history. The applicant’s landlord reference must be favorable. A relative’s verification is unacceptable.
  • Credit History: A credit history evaluation will be made taking into account payment history, total outstanding balances, and other information supplied on the credit report. Applicant must have a credit score between 650-850. Applicant must have a low debt to income ratio. If an applicant does not have a social security number, a Federal Tax Identification number must be provided. Any unpaid collection accounts must be paid in full, and a receipt must be supplied from the company to Autumn Oaks Apartments.
  • Background Checks: Compliance with County, State and Federal criminal, sexual offender and terrorist database background checks.
  • Security Deposit: The security deposit is $500.00.
NOTE: In the event that the above criteria are not met, Autumn Oaks Apartments reserves the right to decline an application.

Pet Policy: 2 domestic pets are accepted (breed restrictions apply) ($250.00 pet deposit required AND $250.00 pet fee required with a $50 pet rent per month)

Breed Restrictions include: Rottweiler, Pit Bulls, German Shepards, Malamutes, Doberman, Akita, American Bulldog, Staffordshire Terriers, Chow, Mastiffs, Cane Corso, or Wolf Dog or any hybrid. We do not accept the breeds of dogs or any mix of these breeds. Agents for Owners reserve the right to determine final dog breed through DNA testing at pet owners’ expense. Inaccurate description of pet shall cause revocation of consent.
